Conveyance & Mortgage Notarization

Notarizing Property Conveyance, Mortgage, and Mortgage Release in Jeddah

Property conveyance (ifragh) notarization transfers ownership of a property from the seller to the buyer under a notarized instrument; mortgage notarization records a charge over the property as security for a debt; and mortgage release lifts that charge once the debt is paid. We provide these services before a notary licensed by the Ministry of Justice, at a set office service fee of SAR 1,500, and we identify the correct route where the property is registered in rem in the Real Estate Registry.

How the Transaction Runs

Who Is This Service For?

Who We Serve in Conveyance, Mortgage, and Release

We provide the service in the following situations through our office in Jeddah.

Seller and Buyer

Financier or Creditor and Owner

Where a property is mortgaged as security for a debt or a financing facility.

Owner After Repayment

An owner who has repaid the debt or financing and wants the mortgage release notarized and the charge lifted from the deed.

Heirs

Heirs conveying the deceased’s property to a buyer or to one of them after dividing the estate.

Businesses

Those who want drafting and notarization completed in one place rather than moving between a law firm and a notary.

The Differences

Conveyance, Mortgage, and Mortgage Release Compared

Three distinct transactions, each with its own instrument to notarize.

Property Conveyance

Notarized: the sale, gift, or division contract, and the transfer of ownership on the deed

Mortgage Notarization

Notarized: the mortgage contract and its entry on the deed

Mortgage Release

Notarized: the creditor’s acknowledgement of repayment and clearing of the deed

The Correct Route

Licensed Notary or Real Estate Registrar?

The route depends on the status of the property, and we determine it from the first call.

Where the property is registered in rem in the Real Estate Registry of the Real Estate General Authority, transferring its ownership and recording a mortgage over it are done through a licensed real estate registrar and the registry’s transfer of ownership service.

Where it is not registered in rem, notarization is before a licensed notary within the scope of their licence and the Implementing Regulations of the Notarization Law, or before a notary public for anything outside that scope.

Our advantage is that Ahmed Al Ghamdi is a licensed notary and a licensed real estate registrar at the same time, so we identify the correct route for you without sending you between two bodies. See also Real Estate Registration and Transfer of Ownership.

Why Us

Why Al-Shatiri & Al-Ghamdi for Conveyance and Mortgage

Ahmed Abdullah Al Ghamdi

The licence is in a named person’s name, not a logo. Ahmed Al Ghamdi holds notarization practice licence No. 47/111995 from the Ministry of Justice and real estate registration licence No. 2223004189 from the Real Estate General Authority, alongside law practice licence No. 471485. The person who reviews and drafts the sale or mortgage contract is the same person who notarizes or registers it, so drafting points are resolved before the notarization session rather than after. To be clear: these licences are personal to Mr Al Ghamdi; the other partner is a lawyer and licensed labor consultant and does not practise notarization or real estate registration.

Drafting and Notarization in One Place

The person who reviews the contract is the one who notarizes it, so points are not reopened after the session.

Notary and Registrar in One Person

We identify the correct route from the first call, with no moving between two bodies.

Published Licences

The licence numbers are published on our Licences page for anyone who wants to verify them.

What Should You Bring?

Documents Required

The documents differ by transaction type.

The electronic title deed, and valid ID for the owner (or the commercial register for a business) and the other party.

The sale contract, the financing agreement, or proof of repayment, depending on the transaction.

A valid power of attorney if a party is acting under one — we can notarize that for you as well.

For a mortgage release: proof of repayment from the creditor or the financier.

For an inherited property: the heirs certificate and proof of the division or waiver.

Need a power of attorney? See our notarization services.

Common Questions About Conveyance and Mortgage Notarization

The office service fee is SAR 1,500 for notarizing a conveyance, a mortgage, or a mortgage release. It is our approved service fee, not a government fee. Any official fee on the transaction, where one applies, is set out to you separately from its source before we begin.

No. It depends on the scope of the licence and the Implementing Regulations of the Notarization Law, and on whether the property is registered in rem in the Real Estate Registry. We review your case and set the correct route: the licensed notary, our licensed real estate registrar, or a notary public.

Transfer of ownership in the Real Estate Registry applies to property registered in rem and is completed through a real estate registrar licensed by the Real Estate General Authority; our fee for it is SAR 1,300 excluding government fees. This page covers notarization before a licensed notary for property not registered in rem. We tell you which route applies — see Real Estate Registration.

Much notarization work is completed electronically with identity verification through the National Access portal, and it can be done from our Jeddah office or remotely where the platform and the transaction allow. We tell you at the outset if your transaction requires attendance in person.

Send Us Your Deed and Transaction Type

If you have a title deed and a sale contract, a financing agreement, or proof of repayment, send them to us so we can set the correct route and notarize the transaction. Service fee SAR 1,500.
